Sales underway for Satya’s luxury condo development Tiara on the Beach in Galveston

Houston-based Satya Inc. on Oct. 8 opened a sales gallery for its beachfront luxury condominium complex on the west end of Galveston’s Seawall.

Tiara on the Beach's design phase is complete, and Satya will now start working on obtaining all necessary permits, the company’s president, Sunny Bathija, told the Houston Business Journal.

He expects to break ground on the project at 10525 San Luis Pass Road late next year followed by first move-ins in the fourth quarter of 2025.

The condominium building will have 63 one- to three-bedroom units ranging from 1,661 to 4,306 square feet, each with 10- to 11-foot ceilings. Six of the floors will have nine units each, and there are seven penthouses on the 10th floor as well as two "penterras" on the third.

Units will feature wood-inspired and porcelain tile flooring, quartz countertops, gourmet kitchens with Thermador and Gagganeau appliances, and Italian soft-closure cabinetry.

The units will range in price from $1 million to about $2.8 million.

The first two levels of the 10-story building will be for parking, and amenities will be on the third, including a pool with a negative-edge waterfall, a hot tub, a fireplace and green space. There will also be a fitness center, yoga studio, a media room and a private wine storage for each unit with an adjacent tasting room and a catering kitchen.

Amenities on the ground level will include walk-over dunes, a basketball and pickleball court, a jogging trail, a fireplace and a pet-washing station.

There will also be programming and services, including a 24/7 concierge, an events and activities coordinator, pool oncierge, yoga and aqua aerobics classes, personal fitness trainer, dog grooming and walking, housekeeping services, grocery shopping and plant care maintenance.

Residents of units with two and three bedrooms will be able to use one of six elevators straight from the parking garage to their condo.

Place Designers Inc. designed the 175,000-square-foot complex. The Round Rock, Texas-based company also designed the adjacent Diamond Beach Condos and the Emerald by the Sea condominiums on the island’s east side, near Stewart Beach.

Houston-based Nan and Co. Properties Christie’s International Real Estate is in charge of marketing the property. The Houston-based company opened its Galveston office last year at Diamond Beach.

Satya purchased the 2.86-acre property for Tiara on the Beach in 2020 and got the green light from the Galveston City Council for the development last fall.

Bathija told the Houston Business Journal last year that he decided to build luxury condos there after more people were moving to the beach during the pandemic and Galveston hadn’t seen a new condominium project in 14 years.

He said he got inspired by amenities offered at different developments when he was shopping for condos in Miami, New York and Seattle and wants to provide Tiara on the Beach residents an experience they can’t get elsewhere in Galveston.

“We put a list together of the uniqueness we can do from other buildings we have seen and which would be appropriate for something in Galveston,” Bathija said.

Outdoor living and being on the beach is a main focus for the project, which includes large balconies of up to 14 feet deep and 40 feet wide.

Being located in an area impacted by storms, the building's common areas and elevators as well as the fridges and one outlet in every unit will be connected to an emergency generator, Bathija said. The building is designed to withstand 150 mph winds, which would qualify as a high-end Category 4 hurricane.

Condo owners will be able to rent out their units, though not for short-term uses such as Airbnb. The minimum lease allowed is one year.

“This way, the person who’s spending $1 million does not feel cheated by having neighbors who can rent an apartment for $200 a night and take away their peace,” Bathija said.

The sales gallery is located inside a retail center at 4918 Seawall Blvd. Appointments can be made online on the Tiara on the Beach website.

Satya is one of the primary investors in several local condo developments, all inside the 610 Loop, including The Sophie, Giorgetti Houston and The Westmore, for which Bathija expects construction to be completed by January.
